# Arrived Vacation Rentals Declare October Distributions for 8 of 40 Series as Rental Revenue Rises

Forms 1-U filed October 21 by Arrived STR and Arrived STR 2 declared dividends on eight of their forty short-term rental series, half the sixteen that declared in October 2025 and a fifth of the forty that declared each month through mid-2025. The June 30 semiannual reports show rental income up 25% and 22% on the year, fewer series distributing, management fees shifted to Arrived's own manager, net losses, and 34 of 40 series with estimated values below their $10 issue price.

By Michael E., Head of Research, AltStreet Research (https://altstreet.investments/authors/michael-e). Published October 22, 2026. Platform: Arrived (https://altstreet.investments/platforms/reviews/arrived). Entity: Arrived STR, LLC (CIK 1942208, https://altstreet.investments/edgar/1942208).

Arrived's two vacation-rental entities filed their October dividend notices on October 21, 2026. Arrived STR declared on five of its 29 property series and Arrived STR 2 on three of its eleven active series, at $0.003 to $0.098 a share for holders of record October 23. A year earlier, in October 2025, the same two entities declared on sixteen series; through July 2025 they declared on nearly every series every month, 25 to 29 of 29 and 11 of 11.

The semiannual reports filed September 28 make the pattern harder to explain, not easier. Rental income rose in the first half of 2026 at both entities, by 24.9% and 22.3%. The number of series distributing fell, the dollars distributed fell, management fees moved from a third-party manager to Arrived's own at a higher rate, both entities reported net losses, and the platform's own estimates value 34 of the 40 series below the $10.00 a share investors paid.

## The declarations, month by month

The October notices: Arrived STR declared Cactus $0.003, Myrtle $0.010, Kinlani $0.016, Pickler $0.021 and Solstice $0.022 per share; Arrived STR 2 declared Pinkshell $0.010, Tiara $0.010 and Byers $0.098. Six of the eight also declared in September, and each of those six declared less in October (Myrtle $0.023, Kinlani $0.029, Pickler $0.033, Solstice $0.026; Tiara $0.026, Byers $0.127). As an illustration only, if an October amount repeated every month it would be between 0.36% (Cactus) and 11.76% (Byers) a year on a $10.00 share; nothing in the filings says any amount will repeat.

AltStreet's record holds every dividend notice both entities have filed, so the count of declaring series can be followed month by month. Arrived STR declared on 25 to 29 series a month from January through July 2025, then 19 in August, 14 in September, 7 in October, 7 in November and 5 in December; in 2026 the count has run 8, 10, 6, 8, 8, 6, 2, 5, 7 and 5. Arrived STR 2 declared on all eleven through August 2025, then 10, 9, 3 and 4, and in 2026 between 2 and 8. Series by series, 14 of STR's 29 had no declared dividend in any of the twelve months to October 2026 and five (Cardinal, Kinlani, Koi, Pickler, Serenity) declared in at least six of them; at STR 2 one series (Beatbox) had none and three (Byers, Preciosa, Solano) declared in at least six. Most series went without a declaration in most months; the record does not say why a given property declared in one month and not the next.

The long-term rental entities show a different share. In October, Arrived Homes 3 declared on 74 of its 96 series, Homes 4 on 60 of 69 and Homes 5 on 62 of 73, 77% to 87%, at a median of about $0.035 a share; the vacation-rental entities declared on 17% and 27% of theirs.

## More rent, fewer distributions, fees in-house

Arrived STR's Form 1-SA for the six months to June 30, 2026 reports rental income of $1,109,375 against $888,106 a year earlier, up 24.9%, 'driven primarily by improved performance across the existing portfolio, including the return to full rental activity in certain properties that experienced vacancy periods in the prior period'. Over the same half the series making distributions fell from 28 to 12 and the amount distributed from $279,228 to $204,190. Operating expenses were $1,631,432, the net loss $733,965, which includes depreciation, and the report puts net cash used in operating activities at $50,589. Cash at June 30 was $341,489 against $21.8 million of assets. Arrived STR 2's rental income rose 22.3% to $599,345, with the Byers series alone going from $47,407 to $131,524; its operating expenses rose from $698,006 to $822,937, distributing series fell from 11 to 9, distributions from $139,341 to $128,238, and the net loss was $258,254.

Management fees changed hands during the same period. Forms 1-U of September 2, 2025 and February 23, 2026 terminated Boutiq, Inc. 'without penalty' for sixteen named series between September 29, 2025 and April 29, 2026 (STR: Coolbaugh, Pasquin, Sugarcreek, Orchard, Lakeridge, Hammock, Palm; Billingswood, Mirage, Solstice, Longbranch, Hickorybear, Lodge, Havasu; STR 2: Coquina, Alta) and appointed Arrived Property Manager, LLC, 'an affiliated property manager', at 'twenty percent (20%) of all rents and fees as remitted to the series on a monthly basis'. Boutiq's agreement charged 19.5%, stepping down to 18%. At Arrived STR, related-party management fees rose from $90,021 to $165,723 while third-party fees fell from $117,331 to $81,490; combined, management fees rose 19.2% to $247,213, from 23.3% of rental income to 22.3%. At STR 2, fees charged by the manager rose from $96,539 to $132,549, and the report attributes its higher costs to 'higher host channel booking fees and higher related-party management fees, both of which scale with rental revenue'. The shift of fees to an affiliate is a fact of the filings; these figures do not show that management fees explain the fall in distributions, and the reports do not break out the booking fees, reserves or capital spending that would.

## The valuations and the going-concern paragraph

Arrived publishes an estimated net asset value per interest for each series every quarter. As of July 25, 2026, 24 of Arrived STR's 29 series sat below the $10.00 issue price, with a mean of $8.82 and lows at Oasis ($6.02), Sugarcreek ($6.46), Hammock ($6.60) and Palm ($6.81); Koi ($12.79) and Cardinal ($14.18) were the largest premiums. Ten of STR 2's eleven were below $10.00, mean $9.59, with Pinkshell at $8.52 and Byers at $11.59; STR 2's mean had been $9.90 three months earlier. The estimates are the manager's, and they value the interest today; they exclude the distributions a holder has already received, so a NAV below $10.00 is not a statement of total return.

Both semiannual reports carry the paragraph that AltStreet's review records in every Arrived equity entity's audited annual report: the Company 'has a lack of liquidity, nominal cash, and has limited operations since inception', factors that 'raise substantial doubt about the ability of the Company to continue as a going concern', and its ability to continue 'is dependent upon its ability to continue to generate cash flow from its rental properties and/or obtain financing from the manager'. The review also notes that STR 2's fiscal 2025 report disclosed the first property impairment across any Arrived entity, the Vita series held for sale.

## Why it matters

For a holder of a vacation-rental series the monthly notice is the income. The filings establish that in each of the last twelve months most series had no declared dividend, that the eight declaring in October declared less than in September where a comparison exists, and that this happened while the entities' rent rose. The reports attribute higher costs to booking fees and the affiliated manager's fee and report net losses after depreciation; they do not state, series by series, why a property declared in one month and not another, and AltStreet does not infer it. What would settle the question is the entities' own account of cash available for distribution and reserve policy, which the filings do not give.

## What the filings do not show

The filings do not give occupancy or nightly rates, do not say which series are cash-flow negative after fees, and do not state a policy for when a series declares a dividend and when it does not. The property-manager notices name the series moved and the fee; they do not say why Boutiq was replaced or what the affiliated manager's 20% buys that 19.5% to 18% did not. The NAVs are the manager's estimates, and STR's July 25 figures are unchanged from April 25. AltStreet has not asked Arrived for comment.
