Landa sold $5 shares in individual rental houses to retail investors through four Regulation A issuers. As of this review the platform is non-operational: monthly distributions stopped after October 16, 2024 without a formal suspension notice; a lender suing over $35 million-plus in defaulted bridge loans obtained a court order on December 12, 2024 stripping Landa of management of 88 property series; the app and website, the sole channel through which investors could see their accounts, have been dark since April 5, 2025; 17 houses were sold at foreclosure on a single day in July 2025; and the series now being dissolved mostly return $0.00 to investors, with one Atlanta building returning $1.39 per share against a $24.20 offering price. AltStreet reconstructed the collapse from all 258 Form 1-U current reports the four issuers filed on EDGAR, because the filings are now the only reporting channel that still works.
