Ownify
Ownify buys starter homes alongside first-time buyers: the buyer puts in 2%, pays a fixed monthly amount that covers occupancy and buys more of the home over time, and can buy the rest later. Accredited investors fund the other 98% through private funds managed by Ownify's affiliate Modern Capital Co and earn occupancy income and a share of the homes' appreciation. In the one fund whose documents AltStreet reviewed, the Colorado fund (Ownify Home Fund II), the manager sets the unit price, decides redemptions after a 24-month lockup and need not have the accounts audited, and the website's fees and 12% track record are not reconciled with those documents.
